     老破小的便利
     老破小一般出房率高,周边商圈成熟,学校,医疗方便,出行便利,对于有保值需求的投资客来说是不错的选择。
     中心城市许多老房子只是老,外观旧,但是房子质量可靠、结构合理,小户型也能做到南北通透,比起现在又贵又窄的新房真是舒适不少。
     在楼市艰难的就这几年,再加上教育改革,老破小成了这轮楼市跌幅较大的一类资产。
     在这个楼市调整的周期内,它们的价格虽一度大幅跳水,但随着核心城市政策暖风频吹,限购放松、首付降低、利率下调,购房者纷纷将目光投向了这些价值洼地。成为投资者和捡漏的新宠。
     为什么呢?原因很简单,价格到位了!
     曾经如“八卦岭宿舍”、“侨林苑”等网红盘,基本打了个五折起步。
     不少老破小的租金回报率已经超过3%,跑赢了银行定存。刨除首付之后,月供跟租房租金差不多。

     购买群体
     究竟是哪些人在抢购这些二手房呢?却是那些“不买房、不结婚、不生子”的年轻人。那么到位的购房政策没搞定的事情,居然被这些年轻人实现了!
     虽然老破小成交热度在不断提升,但不同城市的差别还是很大。
     购买老破小的主力主要还是集中在上海、深圳、北京、广州等一线核心区域。
     一部分看重市中心的便利交通和成熟配套,选择了老破小作为过渡性居住;另一部分则因预算有限,选择了近郊区,面积更大也更舒适。
     而在二线城市如武汉、南京、长沙、成都等地,这些城市的限购政策放宽,老破小不仅吸引了当地年轻人,还虹吸了本省周边地区的人群。使得更多人有机会在省会或大城市购买房产,而老破小则因门槛低而备受青睐。

     风险
     老破小也并非完美无缺。房屋质量参差不齐、停车难等问题是它们的硬伤。
     有不少超过三四年的房子,虽然房屋质量还不错,由于维修基金基本是没有的,小区的整体面貌比较脏,居住体验不佳。
     老破小在设计停车位时也考虑不够长远,并没有足够的停车位,虽然后来扩宽了,但还是无法满足现在户均一辆车的现状。
     对于那些依赖轨道交通出行或将其作为过渡性居住的年轻人来说,老破小或许是个不错的选择。但对于追求高品质生活的购房者来说,则需要权衡利弊。
     不少核心地段的老破小已经被列为拆迁区域,一旦利好落地,重新建成传说中的好房子,那么好的地段,好的房子,又是学区房,便利的交通,那老破小肯定有上升预期啊。
     值得一提的是,老破小的价值在不同城市、不同区域存在显著差异。
     一线城市由于供给不足以及拆迁难度比较大,核心地段的老破小仍有一定价值,不少一线城市的老破小周边都是名校。
     但二三线城市由于新建住房较多、城市片区较小,非核心地段的老破小价值有限。如果周围新房和次新房供给比较多的话,还是不要买了。

     下跌有限
     此外,老旧小区改造和拆除重建的预期虽然存在,但政策不确定性较大。购房者若过于看重这些因素,则可能面临未来价格虚高、风险加大的困境。
     原来学区加持光环下的老破小的价格已经跌幅较大,也在磨市场底。
     另外有不少改善需求的存在,卖掉老破小再去买环境更好的区域,在这些多重加持下,抛售的数量这两年也集中到一块了,导致价格也出现明显的价格断层。
